Land Subdivision
At Perth Licensed Surveys we can help you maximise your land value by providing the surveying services to subdivide your land.
When subdividing land, there are basically two forms of land subdivision for residential or commercial land. These are Green title subdivision or Survey-strata Subdivision.
With both these types of subdivision, the process first involves applying for conditional approval through the Western Australian Planning Commission (WAPC).
GREEN TITLE
Green title generally is the most sought after tenure. The main benefit is each green title is a stand-alone lot without shared services or common property.
SURVEY-STRATA
Survey-Strata has slightly different site requirements and service requirements than Green title. The ability to have the inclusion of common property can allow more lots to be developed compared to Green title. Some services can be shared with Survey-strata making for cheaper development costs.
The Subdivision Process
If we know your property address, we can work out how many lots the land can be subdivided into. As well as the property zoning, various other factors need to be taken into account, such as location of services, existing building positions, and local government planning schemes. We will try and maximize the subdivision potential for your land while trying to minimise the development costs for you.
If you are considering subdividing the first step is to call your local council and ask their planning section for the property zoning. Ask if they believe a subdivision is possible on your property. If they say yes, then give us a call.
Perth Licensed Surveys can help guide you through the subdivision process. If engaged, we will complete the initial contour and feature survey for planning purposes. Complete a feasibility study to optimise the subdivision potential for your land and submit a subdivision proposal to the WA Planning Commission for you.
After a conditional approval from the WAPC is granted, we will send through information to help you progress your subdivision through to finalisation.
Subdivision Requirements
There are certain requirements to be met to finalise the subdivision. Generally the conditions are for the local Council, Western Power and the Water Corporation, however there are other regulatory authorities that may be involved.
Some of the possible requirements to consider:
*Supply of water
*Supply of sewer
*Supply of Power
*Demolition costs
*Clearing the land
*Easement requirements.
When the land is ready for pegging, we proceed to mark out the new boundaries. A plan is drafted and documentation created for finalising the subdivision.
Final lodgements are completed near the end of the process to enable new titles to be created.
